The Zoning Board of Appeals held a public hearing on October 18, 2007 at 7:00 p.m. in Memorial Hall, 1196 Main Street, Holden, MA on the Petition of Charles & Elaine Cowan for property located at 216 Brattle Street for a VARIANCE for relief from front yard setback requirements to add a covered front porch to the existing home.

Members of the Board in attendance:  Ronald Spakauskas, Ronald Oslebo, Jack LaPrade, Roy Fraser and James Deignan.

The Chairman called the hearing to order.  The secretary read the application and findings of fact.

Mr. Cowan gave an overview of the case.  He is seeking a variance of 6.1 feet to add a front porch.  The proposed porch will be within 23.9 feet from the front property line.  He felt it would be a vast improvement over the existing entry.

Since there were no further comments or questions, the public hearing was officially closed at 7:15 p.m.

The Board voted unanimously to grant the variance with the condition that 1)  The southwest corner must be staked by a registered land surveyor.
